J&G Systems was selected as the plumbing contractor for Sobremesa Villas, a thoughtfully designed BTR community located in the fast-growing city of Surprise, Arizona. With 150 modern rental homes, this project required meticulous plumbing design, organized coordination, and high-volume consistency across repeated unit types. Our team delivered a fully engineered plumbing system that supported both the developer’s construction goals and the community’s upscale residential experience.
Given the scale of this project, our streamlined processes—including AutoCAD-engineered layouts, prefabricated approaches, and standardized installation methods—were essential for maintaining precision and quality across the entire development. The plumbing systems were built to support efficient unit turnover, long-term performance, and the premium amenities that make Sobremesa Villas a standout rental community in the region.
Project Overview
Sobremesa Villas features a mix of modern BTR homes with high-end finishes, energy-efficient fixtures, and amenities designed for comfort and convenience. J&G Systems delivered end-to-end plumbing solutions, including underground installation, in-wall systems, water distribution, waste and vent layouts, and final trim for all units. The project also included extensive plumbing integration for large community amenities, requiring advanced planning and reliable coordination with other trades.

Because the community required both high-volume standardization and premium amenity integration, our engineering-driven approach allowed us to maintain tight quality control while accelerating installation for all 150 units. Our supervision team ensured clean, consistent rough-ins and trim-outs, minimized field interference, and supported predictable inspection cycles.
