Garfield Terrace II is an important senior housing and LIHTC development located in Phoenix, Arizona—designed to support veterans and older adults through modern, sustainable, and accessible living. J&G Systems was selected to deliver the plumbing infrastructure for this four-story podium community, a building type that demands careful system design, strict code compliance, and precise coordination with structural and mechanical trades. With multiple floors, compact unit layouts, and sustainability requirements, this project required an engineered and disciplined approach to ensure safety, durability, and long-term performance.
Because Garfield Terrace II is part of a mission-driven housing initiative, reliability and quality were critical. Our team implemented engineered layouts, organized system routing, and installation workflows designed specifically for podium-style construction. These methods ensured clean vertical stacking, predictable riser alignment, and efficient sequencing across all four stories. Through close collaboration with W.E. Project Overview
This thoughtfully designed senior community includes 60 units built to the standards of the National Green Building Standard (NGBS) Silver certification. The plumbing system needed to support energy-efficient fixtures, ADA-friendly designs, and high-performance amenity spaces. J&G Systems provided complete plumbing installations—including underground utilities, in-wall systems, centralized vertical risers, sewer and vent assemblies, water distribution, and final trim—ensuring that every component met code and developer expectations.

The podium structure required precise riser alignment, advanced layout coordination, and careful sequencing with structural, fire protection, and mechanical systems. Our team ensured every unit and amenity area received a consistent, code-compliant installation, while maintaining steady progress through preconstruction, rough-in, and trim phases.
