Corsica Villas represents two of Phoenix’s most desirable BTR townhome communities, developed through a partnership between Mosaic and The Rockefeller Group. Together, these two locations bring over 150 modern townhomes to the Phoenix market, offering flexible two- and three-bedroom layouts designed for comfort, privacy, and elevated rental living. J&G Systems was selected to deliver the plumbing infrastructure for both sites—ensuring scalability, consistency, and long-term performance across all homes.
Because these communities were built simultaneously yet independently, our engineering-driven planning and standardization played a major role in ensuring uniform quality. The combination of mirrored unit types, high-volume installations, and premium lifestyle amenities required precise coordination with framing teams, amenity contractors, and developer specifications. Our approach ensured predictable quality, reduced installation variance, and efficient progress across all buildings.
Project Overview
Both locations were designed with modern rental expectations, offering residents private outdoor areas, garages, luxury finishes, and pet-friendly features. J&G Systems handled the full plumbing scope from underground to final trim for all 152 combined townhomes, delivering consistent system performance for each unit type. The amenity spaces—including pools, pool houses, and community features—required robust plumbing integration and reliable execution that matched the architectural vision.
Our Role in the Project
J&G Systems served as the plumbing partner for both Corsica Villas communities, providing end-to-end system engineering and disciplined field supervision. With two large sites progressing on tight schedules, our team ensured coordinated planning, predictable progress, and consistent quality across all units. Through engineered layouts, standardized rough-ins, and organized installation workflows, we helped both developments maintain their construction timelines and deliver uniform, high-performance systems.
